About the service

What does Pulpería Studio do?

We build bilingual direct-booking websites for vacation rental owners in Latin America. Each site is hand-crafted to the specific property: custom design, custom copy, integrated booking, payment processing, calendar sync with your existing PMS. From $499, live in 2 weeks.

Who is this for?

Owners of vacation rentals who are tired of paying 15-23% to Airbnb, Booking.com, and VRBO on every booking. Typical client: 1-5 properties, looking to add a direct channel without abandoning OTAs entirely. We work with both individual owners and through property managers.

What countries do you serve?

Costa Rica (home base), Mexico, Panama, Honduras, Colombia, and expanding. Anywhere a vacation rental owner wants a bilingual EN/ES site and supports Stripe for payments. We've built for Sámara, Nosara, Tamarindo, Tulum, Playa del Carmen, Sayulita, Bocas del Toro, Roatán.

Is this an agency or a freelancer?

One designer-developer (Lars) doing the work directly, with select collaborators for photography, copy in Spanish, and occasional drone footage. No account managers, no offshore handoffs, no upsell calls. You talk to the person building your site.

Pricing & ownership

What does a site cost?

$499 one-time for the build. Plus a monthly care plan: Online ($29/mo), Care ($69/mo), or Active ($149/mo). The care plan covers hosting, security, content edits, photo refreshes, and ongoing SEO. You can cancel the care plan anytime; the site stays yours.

Do I own the site?

Yes. The code, the content, the domain, the brand - all yours. We retain a small "Made in Sámara · by Pulpería" footer credit, but you own the rest. If you ever leave Pulpería care, we hand you the full codebase and instructions to host it yourself or take it elsewhere.

What happens if I stop paying for care?

The site keeps running for 30 days as a grace period. After that, the hosting expires and the site goes offline until you reactivate or move it to your own hosting. We don't hold your site hostage - we'll help you migrate to your own host (Vercel, Netlify, anywhere) free of charge if you'd rather not be on our care plan.

Are there hidden fees?

No. The price you see is the price you pay. Stripe charges its standard 2.9% + $0.30 per transaction (industry standard) - that's paid by you on each direct booking, but that's Stripe's fee, not ours. No setup fees, no per-booking fees from us, no "premium feature" upsells.

Languages & content

How does the bilingual EN/ES work?

Every page has both English and Spanish content, and a language toggle in the top-right corner. Guests see whichever language matches their browser by default, and can switch. SEO works for both languages: Google indexes Spanish-speaking guests separately from English ones, so you rank in both markets.

Can I add more languages?

Yes - French, German, and Portuguese are common adds for European-traveler-heavy markets like Tamarindo or Tulum. Each additional language is $199 one-time. We translate professionally, not via Google Translate.

Who writes the copy?

We do, with your input. The process: 60-min discovery call about your property and the kind of guest you want, then we draft the EN+ES copy, you review and refine, we ship. Most owners change 5-15% of the draft; we handle the rest. If you'd rather write it yourself, we'll build the site around your copy.

Can I edit the site myself later?

Yes. Small text edits, photo swaps, FAQ updates - you can request these via WhatsApp or email and they're done within 48 hours as part of your care plan. For owners who prefer self-service, we can connect a simple CMS (like Sanity or Decap) so you can edit directly. Available as an add-on.

Payments, taxes, and disputes

How do guests pay me?

Via Stripe (industry standard, accepts all major cards including international). Payment goes directly to your bank account when the booking is confirmed - typically 2-3 business days for the first payout, then same-day or next-day after that. Stripe takes 2.9% + $0.30 per transaction.

How fast do payments arrive vs Airbnb?

Direct booking via Stripe: deposit at booking confirmation (weeks before guest arrives). Airbnb: 24 hours after check-in. For a $1,500 booking made 60 days out, that's 60+ days of cash flow advantage on every direct booking. Real money, not theoretical.

What if a guest disputes a charge?

Stripe disputes are rare (under 0.5% of transactions for vacation rentals). When they happen, you have 30 days to respond with evidence: booking confirmation, communication logs, the property listing the guest agreed to. Most disputes are won with proper documentation. Do you handle taxes (Costa Rica, Mexico, etc.)?

We don't file taxes for you - that's a job for your accountant. But the site handles invoicing infrastructure: automated booking confirmations with the right tax fields, exportable monthly reports for your accountant. For Costa Rica's 12.75% Hacienda withholding, the booking form captures what's needed for proper IVA reporting.

AI search, SEO, and how this compares

Will my site show up in Google?

Yes. Every site we build is fully indexed by Google with proper schema markup, fast load times, and a sitemap submitted automatically. The Care and Active plans include ongoing SEO work - keyword research, content updates, technical fixes. Within 90 days, most sites rank on the first page for their primary local searches.

Will my site show up in ChatGPT, Claude, Perplexity?

Yes. Every site includes llms.txt, OpenAI/Anthropic/Google AI crawler permissions, FAQPage schema, Organization schema, and Place schema - the markup AI search engines use to understand and surface your business. When a traveler asks an AI "recommend a villa in Nosara with a pool", AI-readable sites are the ones that get cited.

How is this different from a Wix or Squarespace site?

Three things: (1) Wix/Squarespace are templates with limited customization - every site looks the same. Ours are hand-built per property. (2) Their SEO and AI search markup is basic and generic. Ours is bespoke per property and explicitly optimized for vacation rental queries. (3) Their built-in booking systems are weak or expensive. Ours uses Stripe Connect direct - no platform fee.

How long does it take to see results?

First direct bookings typically come within 30-60 days from past-guest outreach and property-name searches. Operators with active maintenance - regular social posts, ongoing SEO, email/WhatsApp follow-up with past guests, and repeat-guest offers - typically reach 15-30% direct bookings within 6 months. Without active maintenance, the timeline stretches: Breaking Travel News reports 2/3 of operators with direct-booking websites still generate less than 25% of bookings direct, and 18% receive zero direct bookings at all. Industry data (Hostfully 2024 = 20% average direct, Lodgify 2024 = 34% in active operator datasets) shows the range is real - your specific results depend heavily on the system around the site, not just the site itself. The site pays for itself in 2-4 direct bookings; getting to 15-30% steady-state takes the full system.
