Hi, I'm Lars.

I work with property managers who want to offer their owners more than an Airbnb listing.

I live in Sámara with my wife and two kids. I know the property management work from your side - cleaning crews who don't show up, dry-season slumps, the WhatsApp at 11pm about the AC. I built Pulpería so PMs in Costa Rica have a real product to add to their service, without the technical overhead that usually comes with it.

Fifteen years in digital before this: senior product manager building the website experiences for Adidas, RetailMeNot, and Gumtree.com. Those years taught me how websites actually convert, how to ship something fast that works, and how to keep the operational layer simple.

We invoice you, the PM. You handle the owner relationship on your end - bill them however you bill them today, bundle the site into your management fee, whatever fits. The owner is your client, not ours. Net 30 from invoice, Stripe payment.

The domain registration is on our account, transferable to whoever you specify. CMS access can go to you, the owner, or both - your call per property. If an owner leaves you and wants to keep the site under their own management, they buy out the partnership for a flat $200 - covering the setup time you invested in onboarding. In practice this rarely happens because owners with a direct channel don't switch PMs.

No. We handle 100% of technical support in EN and ES, on WhatsApp, usually within an hour. Calendar sync issues, content updates, owner requests - all routed to us. You're never the one explaining what schema markup is.
